Cancellation & Refund

For Y Suites on A’Beckett, Y Suites on Waymouth, Y Suites City Gardens, and Y Suites on Moore:

  • – A deposit equivalent to 2 weeks’ rent and one-time mandatory items (shower curtain & mattress protector) is required to secure your booking.
  • – This deposit will be applied towards the initial rent payment, and it is non-refundable unless stated otherwise in the cancellation policy.

For Y Suites on Gibbons, Y Suites on Margaret, and Y Suites on Regent:

  • – A deposit equivalent to 1 week’s rent is required.
  • – This deposit will be applied towards the initial rent payment, and it is non-refundable unless stated otherwise in the cancellation policy.

Please take note of the different deposit requirements based on the location of the property when making your booking.

After filling in our booking form, you can pay your deposit on the payment page. The following options are available:

  • – Telegraphic transfer via your preferred bank
  • – Credit Card
  • – WeChat Pay
  • – AliPay

After making the initial deposit payment, you will receive a booking confirmation email as well as a “What’s Next” email containing important pre-arrival requirements that you must complete before your arrival.
 
Failure to complete these required pre-arrival tasks within the specified deadline may lead to the cancellation of your booking, and your deposit payment will be forfeited. Please ensure that you promptly take these actions to secure your accommodation at Y Suites. This not only secures your accommodation but also helps us streamline the booking process for your convenience.

The bond amount you pay varies depending on the property and room type:’

  • Y Suites on A’Beckett – 4 (four) weeks of rent
  •  
  • Y Suites City Gardens (Studio Rooms) – 4 (four) weeks of rent
  • Y Suites City Gardens (2 Bedroom & 6 Bedroom Apartment) – 2 (two) weeks of rent
  • Y Suites on Moore – 4 (four) weeks of rent 
  • Y Suites on Gibbons – 4 (four) weeks of rent
  • Y Suites on Margaret – 4 (four) weeks of rent
  • Y Suites on Regent – 4 (four) weeks of rent
  • Y Suites on Waymouth (Studio Rooms) – 4 (four) weeks of rent
  • Y Suites on Waymouth (Ensuite Standard, 2 Bedroom Apartments & Shared Apartment) – 2 (two) weeks of rent

For Y Suites on A’Beckett, Y Suites City Gardens, and Y Suites on Waymouth:

The bond should be paid to Y Suites before the stipulated deadline, and Y Suites will lodge the bond with the relevant state’s Rental Tenancy Bond Authority. The bond will be held until after you depart from the property. It will then be returned to you, less any amounts owed to Y Suites (including but not limited to rent arrears, departure cleaning, or damages done to the leased apartment).

For Y Suites on Moore:

The bond should be paid to ACT Rental Bonds Office before the stipulated deadline. The bond will be held until after you depart from the property. It will then be returned to you, less any amounts owed to Y Suites (including but not limited to rent arrears, departure cleaning, or damages done to the leased apartment).

For Y Suites on Gibbons, Y Suites on Margaret & Y Suites on Regent:

The bond should be paid to NSW Fair Trading (Rental Bonds Online) before the stipulated deadline. The bond will be held until after you depart from the property. It will then be returned to you, less any amounts owed to Y Suites (including but not limited to rent arrears, departure cleaning, or damages done to the leased apartment).

Y Suites is a Purpose-Built Student Accommodation exclusively for students.

We warmly welcome all students to stay with us, whether you are enrolled in internship programs or part-time studies, as long as you hold valid student status throughout your intended stay period.

We make every effort to ensure that our accommodation is accessible and inclusive for all including persons with disabilities.

If you have any specific accessibility requirements, please detail them in your booking. This will enable us to assign a room with the necessary accessibility fittings to accommodate your needs effectively.

Your temporary guest will be charged $7 per night starting from the day of check-in. For the maximum length of stay for temporary guests, please reach out to the reception desk to inquire. As part of our security measures, please inform our property team in advance so we can register your temporary guest.

All Y Suites properties can only take in students as temporary guests.

Please note that we can only accommodate temporary guests in the following room types.

For Temporary Guests, kindly reach out to our friendly property team for more information.

During the booking process, you can specify if you wish to add a sharer. The weekly rent displayed on our website is per week and per person only. The additional sharer is chargeable at $49 per week on top of the weekly rent.

For all properties, the sharer has to be a student too.

Please note that we can only accommodate temporary guests in the following room types.

  • Sydney: Temporary Guest/Sharer option not available

We are a Purpose-Built Student Accommodation designed specifically for students aged 18 and above. As such, we are unable to accommodate family stays.

The minimum age requirement to stay at Y Suites is 18 years old as of the lease commencement date, determined by the student’s birth date.

For check-in after business hours, on weekends, or public holidays, please contact our residential advisor. You are highly recommended to inform us of your arrival date and time via the arrival form in the “What’s Next” email so we anticipate and prepare for your arrival at Y Suites.

We require that you submit your Identification documents, Confirmation of Enrollment, and Student Visa through our guest portal.

Please refer to your “What’s Next” email containing important pre-arrival requirements that must be completed. Failure to complete these required pre-arrival tasks within the specified deadline may lead to the cancellation of your booking, and your deposit payment will be forfeited. Please ensure that you promptly take these actions to secure your accommodation at Y Suites.

We highly recommend completing these steps promptly. This not only secures your accommodation but also helps us streamline the booking process for your convenience.

We currently do not offer Contents Insurance and it is not included in your rental.

We highly recommend that you consider applying for it separately.

The rent covers:

             1. Unlimited high-speed Wi-Fi internet

             2. All utility bills including electricity, water, and gas

             3. Usage of all communal facilities

             4. Events provided for our residents

The rent does not include laundry services. There is a launderette on the property, with costs ranging from AUD$4 to AUD$5 per wash or dry cycle, depending on the property.

In-room provisions include:

The room does not include the following items:

We do not offer an on-site parking lot.

Smoking or vaping is strictly prohibited on our property at all times.

Violation of our no smoking and no vaping policy may result in penalties or fines.

You may pay your rent using the following methods:

  3. 3. Credit card via our online guest portal (WeChat/Ali Pay) – bank surcharge applies

You will receive a rent payment schedule. In case you’re unsure about the rent payment dates, please check with the reception desk for the rent payment calendar to ensure your rent is paid on time.

Approach our friendly property team to receive your laundry credits.

Rent rebates will be provided according to the terms and conditions of the promotion.

Room changes are subject to availability. You will be charged a room move fee and a departure cleaning fee.

You are liable for a lease break fee equal to two (2) weeks of rent with GST. You are still liable for rent payment until the apartment is leased again. We always recommend for you to find someone to take over your lease.

Any rent rebate or laundry credits given will be charged back to your account.

Our check out timing is at 10:00am on the morning of your lease end date.

You may be expected to pay for departure cleaning. Please approach the property’s reception for more information.

No pets are allowed at any time, on our properties.

No Offer No Pay – Applicable to ALL Properties

If before 7 days of commencement of lease agreement:

  • you received confirmation that you are not accepted from any institution in the city of the property booked and
  • within 24 hours of receiving university’s non-acceptance confirmation, you are required to send a written email requesting for cancellation to reservations@ysuites.co with the following information:
  1. Reservation Number & Property booked
  2. Proof of rejection letter/confirmation from an institution under the relevant cities

No Visa No Pay – Applicable to ALL Properties

If before 7 days of commencement of lease agreement:

  • You are refused a visa to study in Australia by the Department of Home Affairs (DHA) and
  • within 24 hours of receiving DHA refusal, you are required to send a written email requesting for cancellation to reservations@ysuites.co with the following information:
  1. Reservation Number & Property booked
  2. Proof of DHA refusal letter/confirmation.

If before 7 days of commencement of lease agreement:

  • Your Visa is still on Pending/Processing stage, you are required to send a written email requesting for cancellation to reservations@ysuites.co with the following information:
  1. Reservation Number & Property booked
  2. Proof of Pending/Processing stage screenshot from the DHA website.

Worry Free Booking – ONLY for Y Suites on Moore (Canberra)

You are allowed to cancel bookings for free if you inform us 21 days before your lease commencement date.

Cancellations made less than 21 days before the lease commencement date are subject to standard cancellation fees.

Terms & Conditions:

  • After all the information is well-received and verified, you will then be formally advised that your lease agreement cancelled without penalty and will be guided on refund process.
  • If this information is received after the specified timeframe, you will not be eligible for the refund policy and will follow our Standard Cancellation Policy.
  • No Offer No Pay & Pending Visa No Pay for all properties properties.
  • No Visa No Pay applicable for all properties.

  • Selected Room Type Is Unavailable
  • Y Suites may also provide the flexibility to refund the Payable Deposit if the reservation is cancelled by us if the selected room type is unavailable.
  •  
  • For all other reasons for cancellation of reservation
  • • The Advance Deposit, including the AU$55.00 fee for the Shower Curtain and Mattress Protector, will be retained as it is non-refundable.
  •  • If your reservation is for Y Suites on Gibbons, Y Suites on Margaret, or Y Suites on Regent, the Payable Deposit will be retained as it is non-refundable.
  •  
  • Note: *The Cancellation Policy is applicable only to new students with a booking who have not previously stayed with us. Please be informed that once your contract commences, this policy no longer applies.
  •

Cancellations After Lease Commencement

You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, Occupancy Agreement prior to arrival. Once the Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or License to Occupy will then apply and supersede any other conditions of cancellation policy.

The Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify Y Suites management in writing and complete a lease break form as soon as possible.

Please visit our reception desk, where our friendly property team will assist you with the early termination procedure and guide you through filling out the necessary forms.

Unfortunately, we don’t allow any deferral for our confirmed bookings.
